Tenant Process
Finding your perfect property
Mint Homes are an online letting agent, therefore, all our current properties are displayed on our website and onthemarket. To register your requirements with us please click the Property Alert button above.
View the property
Once you have found a property you would like to view, please get in touch with us to arrange a viewing. Tenancies need to commence within a month of your application. All properties are available on Assured Shorthold Agreements for a minimum of six months, except HMO properties (house shares) where the minimum term is three months. Longer periods can be agreed by separate negotiation.
Application process
Once you have viewed a property that you would like to rent you can complete an online application form. Once the landlord has agreed to proceed a holding fee of 1 weeks rent per property is payable. You will then be referenced and for this we use a referencing company. Please note that the referencing company requires tenants to earn 30 x 1 month’s rent between them to rent a property (e.g. 30 x £600pcm = £18,000p.a.).
Right to Rent
You will need to provide us with photo ID. This can either be scanned or photographed and emailed to us on application, however, sight of the actual document will be required at check in. Mint Homes also require a utility bill received within the last month addressed to you at your current address.
Pay deposit
Once references are successful and prior to moving into a property you will be required to pay a security deposit in addition to the first rent payment. The deposit will be equal to 5 weeks rent (6 weeks rent, where the annual rent is greater than £50,000.00).
We know that a large upfront deposit cost can be hard to find for many prospective tenants. With this is mind some of our landlords are now offering an alternative.
Tenants can purchase a Zero Deposit Guarantee for only one week's instead of up to five. This policy is non-refundable.
Although the fee isn’t refundable at the end of the tenancy the saving at the start can make all the difference.
Arrange a move in date
We will then arrange a suitable date and time for you to move into your new home.
First month’s rent
The first month’s rent is due, in cleared funds, no later than the day before you move in.
Moving in to your new property
On the day of your check in we will meet you at the property, take the meter readings, agree the inventory with you, ask you to sign all the relevant paperwork and hand over the keys to you.
